ACRON HELVETIA VII

 

The investment property comprises the seven-story, fully leased "Portikon" office building located in Glattpark in Zurich-Opfikon. Construction of the building, which features an atrium, was completed in September 2009. The two main tenants, Baxter Healthcare S.A. and Nycomed International Management GmbH, operate in the pharmaceuticals and healthcare industries and together have leased around 90% of the available net leasable area until 2019. The property is the first project by the Swiss subsidiary of HOCHTIEF.

Portikon is currently the largest building in Switzerland designed and built according to the Swiss Minergie-P® standard, which is comparable to the German Passivhaus standard for energy efficiency. In addition to strict sustainability criteria, the Portikon property also follows the principles of electrobiological compatibility. Moreover, the property features one of the largest photovoltaic systems in Zurich, which produces nearly all of the electricity required for the building´s own technical systems. This comprehensive energy concept guarantees that ancillary costs will remain low for users while offering investors secure returns for the long term thanks to optimized life-cycle costs.

ACRON HELVETIA VII Immobilien AG

The investment company is structured as a private placement/qualified investment with a total investment amount of CHF 142 million. At a minimum investment of CHF 100,000, the forecast distribution will amount to 6.25 percent annually starting in 2010. At the beginning of 2014, the return is projected to increase to an annual rate of 6.50 percent. By 2024, the company will make distributions exclusively by way of tax-free par value reductions. Subsequently, there will be a combination of par value reductions and payment of a dividend.This investment opportunity is currently open for placement with qualified investors.
