The Portikon office building, the only investment held by the ACRON HELVETIA VII Immobilien AG investment company, was able to generate value growth totaling CHF 5 million in a period of just four months.
This achievement was possible due to the leasing of additional space by the property's two main tenants, Baxter Healthcare S.A. and Nycomed International Management GmbH, which resulted in an total annual rent for the property exceeding the target rent. The effect was the growth in the property's value, according to the official appraisal by Wüest & Partner, a company specializing in real estate analysis.
The fact that the property was acquired at a fair market price was corroborated by an appraisal made prior to its acquisition, and the revised report by Wüest & Partner indicates a current market value that exceeds the purchase price actually paid by CHF 3 million.
In the course of 2011, after placement with investors, the company will apply to be listed on the BX Berne eXchange.
